Florida’s Condo Market Is Picking Up | Here’s What That Could Mean for Buyers

 

If you’ve been watching Florida’s condo market, there’s some encouraging news.

Condo and townhouse sales increased 11% year over year in July, marking the 11th consecutive month of annual sales gains across Florida.

And the interesting part? The activity isn’t limited to the lower end of the market.

 

Buyers Are Coming Back at Different Price Points

According to the latest Florida Realtors® data:

• Condos and townhouses under $500K: sales up nearly 8%
• $500K–$1M: sales up 24%
• $1M+: sales up more than 31%

So while affordability is still bringing buyers into the condo market, there’s clearly more happening.

Buyers are returning across the price spectrum.

That’s an important shift after a few years of uncertainty surrounding insurance costs, assessments and changing condominium regulations.

 

What Does That Mean Here on the Treasure Coast?

If you're considering a condo in Hutchinson Island, Fort Pierce, Port St. Lucie or Vero Beach, I think this is a trend worth watching.

There are some incredible condo communities along the Treasure Coast, from oceanfront living to waterfront communities and resort-style amenities.

But today, buying a condo is about more than finding the perfect view.

I’d encourage buyers to look at the full picture, association fees, reserves, assessments, insurance and the overall health of the community.

Because two condos with the same price tag can have very different ownership costs and long-term value.

The Bottom Line

Florida’s condo market isn’t simply going back to the way it was.

It’s evolving.

Buyers are becoming more informed, communities are adapting, and the latest sales numbers suggest that confidence is returning.

For me, that makes this a really interesting time to be watching the Treasure Coast condo market.
